Freehold properties
All our properties are freehold and each will have its own freehold title registered at the local Government Land Registry office in the respective district. Transfers of properties are made after all financial transactions have been completed. As Cyprus is now part of the EU purchase and registration has become much easier than it was before.

Transfer of property takes place officially at the Land Registry office which is based on the British system and safeguards the purchaser's rights in every way. It also provides an instrument called “Specific Performance” which basically means that once the agreement is signed and deposit paid, the contract is deposited in the land registry to protect both parties' seller and buyer. This contract cannot be withdrawn by anyone and ensures noone but the purchaser can buy, lease sell or mortgage the property. We also insist that clients seek professional legal advice independently.

Restrictions
With accession to the EU there are virtually no restrictions for EU member state nationals for the purchase of immovable property. If you so desire we can arrange to have your property let as an additional investment should you not wish to use the property all year round.

Immovable property is and always will be a good investment on the Island with land becoming increasingly expensive and the cost of construction increasing virtually every week.

Cost of living
The cost of living is lower than the rest of Europe, with 11 hours of sunshine for virtually 11 months a year, low crime rate and excellent infrastructure a sound Educational system, Cyprus is increasingly becoming the country of choice for most Europeans.

Health Care
Both the private and public sectors are excellent and offer extremely sound health care. Most doctors have studied and trained in the UK and speak English. The general hospitals do not have long waiting times as in other European countries.
